Spring Brings Nicer Weather and More Competition

Spring is here! I heard the robin’s joyous spring song and the drumming of a flicker for the first time this morning. Spring has traditionally been the peak season for real estate sales. What’s interesting is that for the past couple years the buying season actually began in January and continued at a fast pace through the spring. With historically low inventory, homes selling faster than last year, and interest rates on the rise, Boulder County real estate is poised for another record breaking year. Thanksgiving Wishes for You and Your Family

As one of my favorite Holidays approaches, it’s with warmth and delight that I wish you and your loved ones a Happy Thanksgiving. Autumn is an wonderful time to cozy up around the fireplace or take a hike in the crisp fall air and it’s also a great time to buy a home or investment property. Our local buyer pool has definitely shrunk since springtime, so this might be the best time for you to get out there and see what's on the market - you may be pleasantly surprised!

Jan-Oct 2017 stats show that prices for homes in Boulder County homes are still rising, up a little over 5% compared to last year. Inventory is also up almost 7% which means there’s more to chose from today than earlier in the year. This is a good time be out house-hunting since there’s more to chose from plus less competition.

Another great Buzz article this month calls out one of the best promotions Boulder County could ask for… it lists the 25 Happiest Places to Live in America. Can you guess what place Boulder got? Read below to find out!

A Third Quarter Sure to Warm the Hearts of Autumnal Investors

If you were thinking fall isn't the ideal time to invest in real estate, newly published data on Boulder County's market performance in the third quarter is here to make you think again! First off, there's a good bit more to look at out there than there was over the summer. And with homes hanging around on the sale market a little longer, asking prices are starting to flatten out. Buyers are finding themselves in the win-win position of having more time to find exactly the right place, and more negotiating leverage with sellers once they do. Looking Ahead this September in Boulder County

Before assessing our local Real Estate market here in Boulder County, I want to take a moment to honor the people who have lost their homes this past month due to hurricanes, fires, and earthquakes. After experiencing the catastrophic 2013 flood here in Boulder County, I feel so much compassion for those who have have been impacted by the natural disasters this month around the world.

Transitioning into Fall, there is a lot of discussion about what will happen in the future in the real estate market in Boulder County. While Colorado's market is booming, Boulder County seems to be experiencing a slight flattening out of prices.

Speaking of future trends: are you aware of cryptocurrency? Don't miss the article on how Blockchain "may" impact real estate transactions. Also, have you considered investing in real estate outside of Boulder County? There are 4 cities in Colorado that have made the top 15 list of "best real estate markets in the country."

August Means Back to School in Boulder County

Back to school for the kiddos and back to business after a fun-filled summer. The market is definitely interesting right now. Inventory is up and homes are staying on the market a little longer before an offer arrives. Demand has decreased as fewer buyers are searching this time of year. This shift seems completely normal, and I'm curious about what will happen over the next few months. It's actually great news for buyers because things aren't quite as competitive as they were in the spring, and you have a greater chance of getting the home you want without being outbid. It's a Hot Summer in Boulder County

July is hot as usual in terms of local temperatures, but our real estate market is cooling down a bit. Demand has softened and inventory has risen in Boulder County. The articles this month reflect a theme of change in the air-- Amazon bought Whole Foods--how will our local shopping experiences and commercial real estate market be impacted by this? There's also a construction worker shortage that is affecting the pace at which new construction can be built to accommodate those migrating to Colorado. Fall in Love in Boulder County this February!

This is the month for love, and I must say, I love living in Boulder, Colorado! I've been able to go hiking and skiing this month, and the real estate market is off to a very busy start in 2017. The articles in the Buzz this month remind us that Colorado is on the map in terms of where big businesses want to be. Also, don't miss the controversial topic of the Pearl Street Mall and what to do with the retail spaces...are we going to be able to maintain the uniqueness of Boulder? We'll have to wait and see. June is here and I'm jumping for joy! The weather outside is beautiful, the sunsets are gorgeous, and there are more events happening in the community than I have time for. Between the concerts at Chatauqua, the Farmer's Market, and all of the outdoor activities and festivals, every morning I wake up excited and grateful to live in such a wonderful place.
